Start With the Correct Fee Basis
The management percentage applies to actual booking revenue remaining after booking-platform fees. It is not presented as a percentage of a nightly room rate or as a promise of future revenue.
| Management Plans | How the Management Fee Is Calculated |
|---|---|
| Full Management | 18% |
| Core Management | 14% |
Vision Suites management fees are calculated from actual booking revenue remaining after Airbnb and other booking-platform fees have been deducted.
The management fee pays for the agreed management work. Actual property expenses are paid separately and may include cleaning, repairs, supplies, photography and styling.
Management fee = booking revenue after booking-platform fees × the selected management rate.
Coordination and the Actual Expense Are Different
When a plan lists cleaning coordination as included, the coordination is part of that management scope. It does not mean the actual cleaning expense is included in the percentage fee. The same distinction matters when discussing maintenance coordination and a repair bill.
Property Expenses Are Separate
- Cleaning
- Repairs
- Supplies
- Photography
- Styling
These are examples of property expenses that may arise. The published list does not state that every expense will apply to every property or that each service is automatically ordered.
Confirm the Arrangements for Your Property
Before proceeding, clarify the selected plan, management responsibilities, what work requires your input and how actual expenses will be handled. The published fee basis does not by itself define every adjustment, payment arrangement or property-specific approval.
Does “included” mean there are no additional property costs?
No. “Included” describes the management service in the selected plan. Actual property expenses are separate from the management fee.
Compare the service matrix and discuss the proposed responsibilities and costs for your property.
Clear Responsibilities. Clear Costs. Clear Expectations.
Read the current management plans together with the service scope. Keeping management work and actual expenses distinct makes the proposed arrangement easier to understand.
